People in the position of selecting an agent to represent their interests in a residential real estate transaction should have the following in mind:

To provide unsurpassed service to help you buy your home at a fair market price, in the shortest time, with the least inconvenience to you, we will:

Explain real estate agency relationships.
2. Maintain communication during the term of the agreement.
3. Analyze buyer's property needs and desires.
4. Orient buyer to current market conditions.
5. Provide helpful community data.
6. Explain local real estate practices and procedures.
7. Provide information on lenders and financing alternatives.
8. Search the local multiple listing service for suitable properties.
9. Coordinate appointments and show all properties of interest.
10. Provide relevant market data as to fair market value of homes.
11. Disclose all material defects of the property known.
12. Discuss relevant information about the seller as known.
13. Explain the process of offer presentation.
14. Deliver Seller's Property Disclosure Form, if a RE/MAX listing.
15. Carefully explain and prepare offer to purchase forms.
16. Arrange to present all offers to seller in a timely manner.
17. Strive to obtain the best possible price and terms for the buyer.
18. Explain post-purchase activities and responsibilities.
19. Follow-up on all post-purchase activities.
20. Keep confidential any information the buyer designates in writing as confidential.
